Before You Rent a Machine
Renting a portable cleaner looks like the cheap option — until the cushions stay wet for four days, the fabric rings, and the sofa smells worse than before you started. Here's what actually separates the two.
A portable unit recovers a fraction of the water it sprays. The rest soaks into the cushion foam with nowhere to drain — four days of damp, and mildew growing where you can't see it.
Store-bought solution is designed to foam, not to rinse out. What stays behind is sticky, and it pulls in soil faster than before. That's why DIY sofas look dirty again within weeks.
The bottle doesn't ask what your sofa is made of. Linen shrinks, velvet crushes, and some fabrics bleed dye the moment they get wet — and none of that is reversible.
Body oils and pet oils need heat and the right chemistry to break loose. Cold water and a general-purpose cleaner just move them around, which is why armrests still feel tacky after.
By the time a water ring or a shrunken seam appears, the damage is done. A rental machine comes with no inspection, no fabric check, and no one to call.
Commercial extraction pulls back nearly everything it puts down. Cushions dry the same afternoon, so there's no moisture trapped in the foam and no mildew risk at all.
Our process finishes with a thorough rinse, so nothing is left in the fabric to attract soil. Your furniture stays cleaner for months instead of weeks.
We find the manufacturer's cleaning code, identify the fiber, and spot-test in a hidden area first. If a piece shouldn't be cleaned in place, you hear it from us beforehand.
Body oils get a solvent pre-treatment with proper dwell time. Arms and headrests are treated separately, because that's where the oil actually concentrates.
You get an honest assessment before we start and a walkthrough when we finish. If something isn't right, we come back — that's why our rating sits at a perfect 5.0 on Google.
Reupholstering a sectional runs into the thousands. A professional cleaning does not. Find out what your furniture needs before you risk it — the estimate is free and there's no obligation.
What We Clean
Full deep cleaning of cushions, backs, arms and skirt. We clean both sides of removable cushions and treat armrests and the headrest area separately, since that is where body oils concentrate most heavily.
Sectionals soil unevenly — the chaise and corner seat take far more use than the end pieces. We clean section by section so the whole piece finishes matched rather than patchy.
Smaller footprint, same process. Loveseats often live in secondary rooms and get cleaned less often, which means deeper build-up when they finally do.
The hardest-working seat in most homes. We open the mechanism to reach the footrest and the fabric that hides when it is closed — areas that never get cleaned otherwise.
Targeted stain treatment plus full extraction, with fabric grooming afterward to restore the nap and texture rather than leaving it flattened.
Upholstered dining seats absorb food spills, grease and drink residue. We treat each seat individually and neutralize odors trapped in the padding beneath.
Frequently used as footrests and occasional seating, which means shoe soil on surfaces never designed for it. Cleaned as part of a set or on their own.
Task chairs, reception seating and conference room chairs for Fairfax-area businesses. Cleaned after hours so nothing is out of service during the workday.
Most area rugs can be cleaned on site during the same appointment. Delicate and antique rugs are assessed individually — some should never be cleaned in place.
Fabric Knowledge
Safe with water-based cleaning solutions. The most common and most forgiving code — covers most synthetic fabrics and blends.
Water will stain or shrink this fabric. Requires dry solvent cleaning. Common on rayon, acetate and some silk blends.
Both methods are safe, which lets us choose based on the soil type rather than a fabric limitation.
No liquid of any kind. These pieces can only be brushed and vacuumed professionally — we tell you honestly if yours is one.
If the tag is missing or unreadable — common on older furniture — we identify the fiber by inspection and test in a hidden area before proceeding.
Fabric Types
| Fabric | Behavior | How We Approach It |
|---|---|---|
| Microfiber | Very common and durable, but shows water rings easily and holds oily soil in the dense weave. | Low-moisture extraction with even coverage to avoid rings, plus solvent pre-treatment for body oils. |
| Chenille | Soft raised pile that flattens and mats under pressure. Loses texture if over-agitated. | Gentle agitation, minimal pressure, and careful grooming afterward to lift the pile back up. |
| Linen & Cotton | Natural fibers that shrink and water-mark readily. Prone to browning if over-wet. | Tight moisture control, accelerated drying and pH-appropriate chemistry to prevent cellulosic browning. |
| Velvet | Directional pile that shows every mark. Crushing and water spotting are the main risks. | Very low moisture, cleaning with the nap direction, then grooming to restore uniform pile. |
| Polyester Blends | Durable and stain-resistant, but oil-loving. Holds greasy residue longer than it looks. | Solvent pre-treatment for oily soil followed by thorough rinse so nothing sticky remains. |
| Leather & Faux Leather | Not fabric at all — needs cleaning and conditioning rather than extraction. Dries out and cracks over time. | pH-balanced leather cleaner followed by conditioner to restore suppleness. Never wet-extracted. |
| Silk & Delicates | The least forgiving. Water spots permanently, dyes bleed, fibers weaken when wet. | Solvent-only methods where the tag allows. If it cannot be cleaned safely, we say so instead of risking it. |
Our Process
We locate the cleaning code tag, identify the fiber, note existing damage or wear, and flag anything that may not fully come out before we begin.
Thorough vacuuming with an upholstery tool, including crevices, seams and under cushions where pet hair and crumbs accumulate.
The chosen solution is tested in a hidden area — under a cushion or behind the skirt — to confirm the fabric will not bleed dye or water-mark.
A fabric-appropriate pre-spray is applied with dwell time to break down body oils and release embedded soil, with extra attention on arms and headrests.
Heated water and cleaning solution are worked into the fabric, then powerful extraction lifts the soil — and nearly all the moisture — straight back out, deep-cleaning and sanitizing without saturating cushion foam or the frame underneath.
We groom the fabric to restore texture and nap direction, set air movement where needed, and walk the results with you before packing up.
Pet Owners
If your dog has a favorite end of the couch, you already know exactly where the problem is. Pet oils transfer into upholstery fabric with every nap — and unlike carpet, that fabric sits at nose height for anyone who sits down.
Pet hair is the mechanical half of the problem. Hair works its way into the weave and past the seams, where a household vacuum cannot reach. We use upholstery and crevice tools to pull hair out of seams, under cushions and along the frame edges before any liquid is introduced.
Odor is the chemical half. Pet oils and accidents leave organic compounds that keep releasing smell as they break down, and air freshener only covers them temporarily. We apply an enzyme treatment that digests those compounds at the source, then extract thoroughly so nothing is left behind to reactivate.
Every product we use around animals is non-toxic and safe once dry. If the smell has reached the cushion foam rather than just the outer fabric, we will tell you honestly what is realistic before starting.
Who We Serve
Living room sets, family room sectionals, dining chairs and bedroom seating. Most households book upholstery alongside carpet in the same visit, which is both more efficient and less expensive than two separate appointments.
Homes with children or pets see the fastest build-up, particularly on the pieces everyone actually uses — the sectional in front of the television rather than the formal living room set nobody sits on.
Waiting room seating, conference chairs, task chairs, restaurant booths and church seating. Commercial upholstery sees more users in a week than a home sofa sees in a year, and it shows first on arms and seat fronts.
We schedule evenings and weekends so nothing is out of service during business hours, and we can quote recurring maintenance rather than one-off visits.
Furniture generally needs cleaning more often than people expect, because the soil is invisible until it is severe.
A useful test: press a clean white cloth firmly into the armrest of your most-used seat and check the cloth. If it comes away discolored, the fabric is holding more soil than it appears to.
Fabric protection. Applied after cleaning, it helps fabric resist liquid spills and makes future spot removal far easier. Most worthwhile on light-colored upholstery and in homes with young children.
Deodorizer and sanitizer. Neutralizes lingering odors at the source rather than masking them. Useful after pet accidents, smoke exposure or extended periods with the house closed up.
Leather conditioning. Leather dries out and cracks over time, particularly near heating vents and in sunlight. Conditioning after cleaning restores suppleness and slows that process considerably.
Between Visits
Not the floor head. The upholstery attachment and crevice tool reach into seams and under cushions where hair and crumbs collect — exactly where a floor head skims past.
Rubbing drives the spill deeper into the padding and can permanently distort the weave. Blot from the outside inward with a clean white cloth and plain water — skip the store-bought spot cleaner.
Everyone has a favorite seat. Rotating cushions spreads that wear across the whole piece instead of collapsing one cushion while the others stay new.
UV fades upholstery unevenly and weakens natural fibers over time. If a piece sits in a sunny window, rotating it occasionally keeps the fading even rather than bleaching one side.
Why Choose Us
Every job starts with the cleaning code and a spot test. That single habit prevents the majority of upholstery cleaning disasters.
Heated water lifts deep soil and strong recovery pulls it straight back out, so cushions dry in 2–4 hours instead of days — with no mildew risk inside the foam.
The person who quotes your job performs it. No lead selling, no rotating crews, no stranger handling your furniture.
Non-toxic solutions that are safe for children, pets and allergy-sensitive households once the fabric is dry.
If a stain will not fully come out, or a fabric should not be cleaned in place, we tell you before starting rather than after.
If something is not right, tell us and we come back. That commitment is why our Google rating sits at a perfect 5.0.

Common Questions
Pricing depends on the number of pieces, their size, the fabric type and any special treatments such as pet odor or fabric protection. A loveseat is not priced like a five-seat sectional. We give you the number before we start, with no hidden fees. Request a free estimate or call (571) 241-0924.
Typically 2 to 4 hours. Hot water extraction introduces heated water, but our powerful recovery pulls nearly all of it straight back out, so cushions are never left saturated. Fabric thickness, cushion density and room ventilation all affect the result. We set air movement where needed and can advise on whether to leave cushions upright while they finish.
In many cases yes, but it depends on the cleaning code and the condition of the piece. Velvet requires very low moisture and grooming with the nap. Silk and some rayon blends can only be cleaned with solvent methods, and a few pieces carry an "X" code meaning vacuum only. We check before touching anything, and if a piece should not be cleaned in place we tell you rather than risking it.
Yes. Hair is removed mechanically with upholstery and crevice tools before any liquid is used. Odor is treated with an enzyme product that breaks down the organic compounds causing the smell, followed by thorough extraction. If contamination has reached the cushion foam rather than just the surface fabric, results vary — we assess and tell you honestly what to expect.
Yes. We use eco-friendly, non-toxic solutions that are safe for children and pets once the fabric is dry. Effective cleaning comes from correct chemistry, dwell time and extraction rather than harsh products.
Not when the method matches the fabric. Shrinkage happens when natural fibers such as linen or cotton are over-wet, or when heat is applied to a fabric that cannot take it. Identifying the fiber first and matching the moisture and temperature to it is specifically how that risk is avoided — it is the main reason we do not simply use carpet equipment on furniture.
No need to move the furniture itself — we work around it and can shift pieces slightly for access. It does help if you remove blankets, pillows, remotes and anything stored underneath before we arrive, so we can start straight away.
Yes, though leather is a completely different service from fabric upholstery. Leather is cleaned with a pH-balanced product and then conditioned to restore suppleness — never wet-extracted. Conditioning matters more than most people realize, since leather near a heating vent or a sunny window dries out and cracks over time.
Many will, but not all. Wine, coffee, grease and pet accidents each respond to different chemistry and we treat them individually. Some marks are permanent — sun fading, bleach damage and dye transfer have altered the fiber itself rather than added something on top of it. We identify which category yours falls into during the inspection instead of promising something we cannot deliver.
Yes, and most customers do. Combining carpet cleaning, upholstery and tile and grout cleaning in a single visit is more efficient than separate appointments and usually costs less than booking them individually. We also offer wood floor cleaning for a whole-home refresh.
